Please note that the starting day for weekly stays is Friday, Saturday or Sunday and short breaks are available for 4 nights arriving on Monday or 3 nights arriving Friday.
This is different to our past booking policy due to staffing requirements but may on occasion be flexible so please ring or email to ask.

Terms and conditions.

Prices include all heating and electricity, bed linen and towels, wifi and cleaning.

A deposit of £50 is required to confirm a booking and the balance is due 7 days before arrival for bank transfer or 4 weeks before for cheques. Cash may be paid on arrival. We do not have a card machine.

Cancellation and Insurance:
Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable.  If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.  If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it.  Please note that your deposit is not refundable under any circumstances.  For this reason we strongly recommend that you take out cancellation insurance, which is inexpencsive and can be easily obtained from any good broker.

Non-availability of accommodation:
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Please do not travel if you or any of your party has symptoms of Covid-19.
We reserve the right to refuse admission to anyone displaying symptoms.
If any of your party develops symptoms during your stay you will all be required to return home to self isolate.If too ill to travel you may be liable for depriving another party of their holiday and you will have to pay for the full extended stay.
Your accommodation wil be available to you from 4pm on the day of arrival. You will need to give us an estimated time of arrival at least 24 hours before and ring us 15 minutes before arrival to ensure that we are here to let you in.

Please be ready to leave the accomodation by 10am on the morning of your departure leaving sufficient time for you to strip beds, clear the cottage of all rubbish and place it in the appropriate bin or incinerator.
Please try to leave the accommodation as clean as possible.An additional charge of £25 per hour may be made if the property requies extensive cleaning necessitated by your visit.

We are a non smoking establishment. Smoking in Beech Cottage will incur an extra cleaning charge of £50 and in Chestnut and Oak Cottages £100.

Damages and breakages:
Please take care with our properties. You are responsible and liable for any breakages or damage which you cause to the accommodation or its contents.  Please report these as soon as they occurr. We do not normally charge for minor breakages, but you may be invoiced for repair or making good if the damage or breakage is significant, and we may make an extra charge of £10 if you do not report this.

We do not accept liability for any damage, loss or injury to any member of your party or any vehicle or possessions, unless proven to be caused by a negligent act by ourselves or our employess or contractors whilst acting in the course of employment. Parents are responsible for their children's safety at all times.

Any data collected during the course of this booking may be kept on computer for commincations purposes but will not be used for marketing purposes.

Due to galleried bedrooms and normal farmyard hazards of animals and machinery, children can only be accepted if parents take full responsibility for them at all times. We have 7 grandchildren so we are well aware of the risks!
